NIE number in Spain: when you need it and how to obtain it when buying a property

In brief

  • What the NIE is: the Spanish tax identification number for foreigners.
  • When it is needed: before signing any binding contract and visiting the notary.
  • Where to obtain it: at the Spanish consulate in your country or at a designated police station in Spain.
  • How long it takes: usually 4 to 8 weeks according to legal sources, so it is worth starting early.
  • What the NIE does not give: the NIE number is not a residence permit and does not mean moving to Spain.

The NIE number is the first step on the way to buying a property in Spain and one of the easier ones. Below we explain what it is, when it is arranged and what is worth knowing so that nothing delays the transaction.

What is the NIE number?

The NIE (Número de Identidad de Extranjero) is a Spanish tax identification number given to foreigners. Offices, banks and notaries use it to identify you in the Spanish tax system.

Is the NIE number needed to buy a property?

Yes. The NIE number is required before signing any binding contract and visiting the notary. It will also be useful later, for example when opening an account at a Spanish bank and paying taxes and utility bills.

Where and how to obtain the NIE number?

You can obtain it at the Spanish consulate in your country or at a designated police station in Spain. You usually have to state the reason for the application, for example a planned property purchase, and present the required documents. The exact list is given by the office where you submit the application.

How long does it take to obtain the NIE number?

Usually 4 to 8 weeks, according to legal sources. The time depends on the office and its workload, so it is best to arrange the NIE number before choosing a property or just after.

Does the NIE number mean that I am a resident of Spain?

No. The NIE is used for identification at offices and banks. It is not a residence permit and does not mean that you are moving your place of residence to Spain.

What else needs to be arranged before the purchase?

Besides the NIE number, it is also useful to have an account at a Spanish bank and a legal check of the property. We describe the whole course of a purchase, from reservation to the notarial deed, in the article The property purchase procedure in Spain step by step. You will find the purchase costs on the page Costs and taxes in Spain.

Will World Residence help with these matters?

Of course, our advisers are at your disposal throughout the whole transaction process, including the formalities connected with the NIE number. We also always recommend using an independent lawyer, and we have contacts with Polish-speaking lawyers on every coast of Spain. Usually right after the purchase we help with furnishing and equipping the property, with obtaining a rental licence, and with insuring the property and installing an alarm.
