Frequently asked questions

What taxes does a property owner in Spain pay?

When buying, you pay a transaction tax (ITP on the resale market or VAT on new developments). Every year you pay the local property tax IBI, and on rental income — income tax (19% for EU/EEA residents, 24% for others). It is worth consulting a tax adviser about your own case.

Do you have to live in Spain to buy property there?

No. A foreigner can buy property without living in Spain; you need an NIE number and a Spanish bank account. However, buying does not automatically give you the right of residence.

Costa del Sol or Costa Blanca — which to choose for an investment?

The Costa del Sol (Andalusia) also attracts the premium segment and has a fixed ITP tax of 7%. The Costa Blanca usually has lower entry prices and strong demand from foreigners, but the ITP tax is higher (about 9–10%). The best choice depends on your budget and the goal of the investment.

Does World Residence recommend an independent lawyer?

Yes. In every case we recommend using an independent lawyer who looks after your interests only: checks the legal status of the property, verifies documents and contracts, and accompanies you through the formalities up to the signing at the notary. We have built up contacts with Polish-speaking lawyers on every coast, so we will gladly recommend a specialist you can communicate with easily.
